Seller Guide · R2.5M–R4.5M

At this price, the gap between
a good result and a great one
is strategy.

In the R2.5M–R4.5M range, the buyer pool is smaller and more discerning. At this level, a 5% pricing error is R125,000–R225,000. I help sellers at this level price with precision, market selectively, and negotiate from a position of knowledge.

What will I actually walk away with?

The true cost of selling
at R2.5M–R4.5M

At this price point, your selling costs are proportionally larger, and so is the impact of getting your strategy wrong. Below are the main costs, with ranges from published sources. Your actual figures depend on your bank, your property and your attorney.

Cost itemTypical range (on R3.5M*)
Agent commission Negotiable, agreed with you at consultation
Bond early-settlement penalty (if any) Bank-specific. Under 90 days’ written notice can cost interest, so ask your bank
Bond cancellation attorney fee Approximately R5,800 for the first bond, slightly more for each additional bond. Attorneys set their own fees.
Electrical compliance certificate R800 to R1,200 and up
Plumbing / water compliance cert R500 to R1,000
Gas compliance cert (if applicable) R650 to R1,000
Beetle inspection (if applicable) R400 to R1,000
Electric fence certificate (if applicable) R550 to R800
Capital gains tax (if applicable) Depends on your situation. A primary residence exclusion may apply. Seek tax advice

The bond cancellation fee is a quote from a Cape Town conveyancing firm, last checked 28 October 2026. Certificate ranges come from published guides, not from my own quotes: ooba (December 2025) and Maya on Money (May 2026). Certificate prices are for the inspection and certificate where the property passes. Repairs are extra, and some guides quote higher. They do not change with the sale price, so they are the same in every band. Commission is negotiable and is agreed with you before you sign a mandate. Banks set their own notice period and any early-settlement penalty, so ask your bank for a settlement quote. Capital gains tax depends on your situation. A primary residence exclusion may apply, so speak to a tax practitioner. Get written quotes before you commit. Why strategy matters more at this price

Three things that separate
a good result from a great one

At R2.5M–R4.5M, the margin for error is smaller and the stakes are higher. These are the three areas where sellers at this level most often leave money on the table.

🎯

Precision pricing

Homes in this range attract a smaller, more financially astute buyer pool. A price above what buyers are paying will sit, and a home that sits loses credibility fast. I use verified transaction data, not rough estimates, to price with confidence from day one.

📸

Premium presentation

Buyers spending R3M+ make decisions differently. Professional photography, accurate floor plans and targeted digital marketing — not a generic portal upload — are the baseline. Every detail of how your home is presented affects both the buyer pool you attract and the offers you receive.

🤝

Skilled negotiation

At this level, negotiation is where the result is made or lost. I don’t just pass offers back and forth — I read buyer intent, manage multiple-offer situations, and guide you through conditions, timelines and suspensive conditions with your interests front of mind.

From decision to done

How the selling process works

A clear process so you know what to expect at every stage.

1

Free consultation

By video call, phone or at the property, whichever suits you. A call takes about 30 minutes. I walk through the full picture — pricing, costs, timeline, and realistic expectations for this band in your suburb.

2

Mandate & pricing

We discuss and agree on commission rate and mandate type, then confirm the listing price based on current comparable sales data.

3

Marketing & showings

Professional photography, portal listings, targeted social media and direct outreach to qualified buyers in the Trust Property network.

4

Offer to registration

I guide you through offers, conditions, suspensive clauses, attorney handover and bond registration — through to keys changing hands.

Questions sellers ask

Straight answers to the
questions that matter

At R2.5M–R4.5M, you’ve earned the right to ask hard questions. Here are the ones I hear most.

“Can I save money by using an open mandate with multiple agents?”
No. An open mandate doesn’t lower your costs: you still pay full commission to whichever agent finds the buyer. What you give up is one agent with a reason to invest in marketing your home. In this price range, that means weaker presentation, less targeted outreach, and buyers who see your home with several agencies and know they can shop you around, which weakens your negotiating position. A well-negotiated sole mandate with clear deliverables gives one agent a reason to invest in your marketing.
Sole mandate bonus: Sign a sole mandate with me and the R520 Buyer Mandate — buyer representation for your next purchase — is included at no charge. See what’s included ↗
“Should I sell first or buy my next property first?”
This depends on your deposit situation, bond qualification, and your risk tolerance. Selling first gives you certainty on price and removes the double-bond risk. Buying first gives you time — but exposes you to bridging finance costs if your property takes longer to sell. I’ll walk through both scenarios with you, with the numbers, so you make the call with full information.
“Will I owe capital gains tax on the sale?”
Possibly. Capital gains tax can apply when you sell a property, depending on your circumstances. At this price level, check with a tax practitioner before you list. I’ll always refer you to a qualified accountant for the actual calculation.
“How long will it take to sell at this price?”
How long a home takes to sell depends on price, condition, suburb and the market at the time. A home priced in line with recent comparable sales tends to attract serious buyers sooner than one that is overpriced. I’ll show you the recent comparable sales for your suburb at the consultation, so we price from evidence.

I’m a registered property practitioner (PPRA FFC No. 1267613) operating in Cape Town’s Northern Suburbs under Trust Property. I describe myself as a property decision coach, not just an agent. My job is to help you make the best financial decision with your property — not to close a deal as fast as possible.

How a free property consultation works

  1. Book a time

Pick a slot on Calendly or WhatsApp me. Tell me your suburb, roughly what you want to do, and whether you’d prefer a call or a visit.

  2. We talk it through, your way

A video call, a phone call, or I come to the property. A call takes about 30 minutes. I walk you through what similar homes nearby have sold for (a comparative market analysis based on recent registered sales), what selling would cost you, and what your plans depend on.

  3. You leave with a straight answer

You get the comparative market analysis, a very good idea of what you’d walk away with after costs, and my honest recommendation: sell now, wait, or don’t sell. There’s no obligation to list, and I won’t chase you.

Free. No obligation to list. No sales call afterwards unless you ask for one.
