Not Sure Whether to Buy, Sell, or Stay?
I’m a practising estate agent. I earn commission when a home sells, so telling you to wait costs me money. I tell you anyway.
That’s a perfectly reasonable place to be. Most people overthink the decision because they don’t have the full picture. Let’s get you the full picture.
Take the 4-question quizWhere are you right now?
Four questions. You get a straight answer on where to start. Nothing is sent to me unless you choose to submit the form below.
Three situations where “not sure” is the right starting point
“I own a home and I’m wondering if now is a good time to sell.”
This is the most common one. The answer depends on what homes like yours are selling for, your equity position, where you’re going next, and whether the market is working in your favour right now. Let’s look at the numbers.
“I want to buy, but I’m not sure if I can afford it or if the timing is right.”
This is about getting clarity on what you can actually afford, not just what a bank will lend, and understanding the full cost of buying before you walk into a show house. That’s a short conversation with the right numbers in front of us.
“I own a home and I want to upgrade, but I don’t know whether to sell first or buy first.”
Classic upgrade dilemma. There’s no single right answer. It depends on your equity, your risk tolerance, and market conditions. Let’s work through it.
What a short conversation can tell you
If you own a home
- What similar homes are selling for right now
- What it would cost to sell and a very good estimate of your net proceeds
- Whether now is the right time or whether waiting changes the outcome
If you’re thinking of buying
- What you can actually afford: the full cost, not just bond approval
- What transfer duty and transaction costs look like for your budget
- Whether the numbers make sense before you fall in love with a property
If you’re considering upgrading
- Sell first or buy first: what each option costs and which makes sense for your situation
- What you’d need to do to be “market ready” on either side of the deal
I might tell you to do nothing. Yet.
Some consultations end with “you should list within 30 days.” Others end with “wait 12 months and do X in the meantime.” Some end with “here are the numbers, you decide.”
I don’t have an agenda. I’m not trying to generate a transaction. I’m trying to give you a clear picture of your options so you can make the right call for your situation.

How a free property consultation works
Book a time
Pick a slot on Calendly or WhatsApp me. Tell me your suburb, roughly what you want to do, and whether you’d prefer a call or a visit.
We talk it through, your way
A video call, a phone call, or I come to the property. A call takes about 30 minutes. I walk you through what similar homes nearby have sold for (a comparative market analysis based on recent registered sales), what selling would cost you, and what your plans depend on.
You leave with a straight answer
You get the comparative market analysis, a very good idea of what you’d walk away with after costs, and my honest recommendation: sell now, wait, or don’t sell. There’s no obligation to list, and I won’t chase you.
Free. No obligation to list. No sales call afterwards unless you ask for one.
Let’s talk. Free property consultation
No obligation. No pressure. Just a straight conversation about your situation.
Get in touch
I’ll respond on WhatsApp. Typically between 2-3 hours. Or book a time on Calendly.
If you took the quiz, your answers are sent with your details so I can prepare. I’ll use your details to reply to this enquiry by WhatsApp, phone or email. They’re also shared with Trust Property, the agency I work through. See the Privacy Policy.
