How to verify any estate agent in South Africa

Check registration and the Fidelity Fund Certificate before you sign or pay.

Last updated 25 October 2026

Before you sign anything or pay anyone, check that the agent holds a valid Fidelity Fund Certificate (FFC) for the current year. It takes about two minutes. Don’t skip it.

How to check

  1. Search the PPRA register. Go to the Property Practitioners Regulatory Authority website and use the link to search for a property practitioner. Enter the person’s name or registration number. The result shows their registration status, registration number and contact details.
  2. Confirm the FFC is valid for the current year. Being registered isn’t enough. Ask to see the certificate.
  3. Check the agency as well as the individual. Both the person and the firm should be registered.
  4. If they are a candidate practitioner, confirm they work under the supervision of a registered practitioner.
  5. Before you pay any money, confirm the firm has an active trust account at a registered South African bank, and that the money will go into that account, not a personal one.
  6. Still unsure? The PPRA encourages consumers to phone and confirm: 087 285 3222.

Red flags

  • They will not give you a registration number or FFC.
  • They ask you to pay a deposit or fee into a personal account.
  • They pressure you to sign or pay on the same day.
