Buyer Mandate · R520

Every agent at a show house
works for the seller.
I work for you.

When you buy property without representation, you’re negotiating against someone whose job is to get as much of your money as possible. The Buyer Mandate puts a registered, accountable professional on your side — for less than a tank of petrol.

What buying without representation actually costs

Three ways buyers lose money
before they even move in

These are common ways buyers lose money. The seller’s agent isn’t there to protect you from them — that’s not their job.

Overpaying on purchase price

“It felt right, so we offered asking price.”

Without a Comparative Market Analysis based on actual registered sales in the area, you’re guessing. The asking price is what the seller wants — not what comparable properties have sold for. The difference can be material.

Example: Paying 1% too much on a R2,000,000 purchase costs R20,000
Signing a contract you didn’t understand

“The agent said it was standard.”

An Offer to Purchase is a binding legal contract. Occupation date, voetstoots clauses, suspensive conditions, fixtures and fittings — each one can cost you significantly if incorrectly drafted or left out. “Standard” means standard for the seller’s agent’s template.

Bond declined, deposit at risk, legal fees
Budget shock at registration

“We didn’t know transfer duty was that much.”

Transfer duty, bond registration fees, transfer attorney fees and bond initiation add up fast on top of your deposit. Buyers who haven’t run the numbers can discover the full figure only after they’ve committed to a property.

What R520 actually covers

This is not a consultation booking. It’s a professional working relationship — documented, signed, and structured to protect your interests from first viewing to final registration.

📊

Comparative Market Analysis

Before you make an offer on any property, I run a CMA based on registered Deeds Office comparable sales in the area. You’ll know whether the asking price is fair, inflated, or actually a deal — before you commit.

📋

OTP Review & Plain-Language Explanation

I read every clause in the Offer to Purchase with you before you sign. Suspensive conditions, occupation date, voetstoots, fixtures and fittings, breach clauses — explained in plain language, not legal jargon.

🤝

Offer & Negotiation Assistance

I help structure your offer and negotiate on price, terms and conditions on your behalf. Counter-offers, additional clauses, occupation dates — you’re not alone in that conversation.

🧮

Estimated Full Acquisition Cost Calculation

Using the MM Connect calculator (Miltons Matsemela Inc.), I calculate your estimated transfer duty, bond registration fees, transfer attorney fees and total upfront cash requirement — specific to your purchase price and bond amount.

🏦

Bond Pre-Qualification Assistance

I facilitate introductions to bond originators who submit your application to multiple banks at the same time. Knowing your pre-approval ceiling before you view properties changes everything.

🏁

Transaction Tracking to Registration

Once your offer is accepted, I track the process — attorneys, municipality clearance, bank conditions — and flag delays before they become problems. You stay informed without chasing anyone yourself.

Once-off, non-refundable
R520
incl. VAT · payable on mandate signing

This fee covers the full scope of services above for the duration of your active property search (mandate period: 90 days, renewable). It is not a deposit. It is not recovered from commission. It is the cost of having a professional working for you — not the seller.

Where commission is recoverable from the listing agent’s side in the normal course, that arrangement is handled separately. The R520 Representation Fee remains payable regardless of commission outcome.

Payment: EFT. Banking details are sent to you on WhatsApp after you submit the form. Cash deposits incur a 3% admin fee.

Independent personal service — not a Trust Property product

The Buyer Mandate is offered by Andre van Niekerk in his individual capacity as a registered property practitioner (PPRA FFC No. 1267613). It is not a product or service of Trust Property and is not administered by Trust Property. Commission on a successful property transaction is handled separately through Trust Property in the normal course. The R520 Representation Fee is paid directly to Andre van Niekerk for professional services rendered.

Simple process

How it works

Three steps from signing to having someone in your corner.

1

Sign & pay

Complete the mandate form and pay the R520 Representation Fee by EFT (cash deposits incur a 3% admin fee). You’ll receive a signed copy of your Buyer Mandate with your defined criteria — suburbs, property type, price band — and the full scope of services confirmed in writing.

2

Active search

I search listed and off-market properties against your brief, run CMAs before we view anything, and connect you with bond originators to confirm your pre-approval ceiling. You view fewer properties, with better information at every step.

3

Offer to keys

When you find the right property: I review the OTP with you, structure and negotiate your offer, calculate your full estimated acquisition cost, and track the transaction through to registration. One point of contact, from offer to occupation.

Questions people ask before signing

Straight answers

“Why should I pay if the seller pays the commission anyway?”
The seller pays commission to the listing agent, not to a buyer’s agent. Without this mandate, there is no guaranteed arrangement that pays me for representing you. Some listing agents will co-broke, some won’t. The R520 ensures you have professional representation regardless of what the listing side decides to do.
“What if I don’t find a property in 90 days?”
The mandate is renewable. If you haven’t purchased within the 90-day period and wish to continue working together, we renew. The R520 covers the initial mandate period only — renewal terms are discussed at that point based on how the search has progressed.
“Can’t the listing agent just look after both sides?”
The listing agent holds the seller’s mandate. The PPRA Code of Conduct requires a practitioner to protect their client’s interests at all times, and for the listing agent that client is the seller. Under this mandate, my client in the purchase is you.
“Is this a new thing? Why doesn’t everyone do this?”
In a typical sale the listing agent represents the seller. This mandate gives you someone whose client in the transaction is you. The R520 is what a professional opinion costs. Compare it to what a bad OTP or an overpriced purchase can cost.

Andre van Niekerk

I’m a registered property practitioner (PPRA FFC No. 1267613) specialising in Cape Town’s Northern Suburbs. I work across Cape Town’s Northern Suburbs.

The Buyer Mandate exists because I’ve seen what happens to buyers who sign without it. An OTP with no occupation date. A deposit at risk because a suspensive condition wasn’t properly worded. A budget that collapsed at registration because nobody ran the transfer duty numbers upfront. The R520 is my way of making professional buyer representation accessible — not only for big purchases.
