Transfer duty applies in this price band

Properties above R1,210,000 attract transfer duty — a government tax paid by the buyer. It’s calculated on a sliding scale on the portion of the price above that threshold. It needs to be in your budget before you make an offer. Use the MM Connect calculator or book a consultation to get an estimate before you start viewing.

What will this actually cost me?

Ranges come from published guides, which differ from each other: MJ Kotze Inc., Onah Attorneys and Everything Property. Transfer duty comes from the SARS table (effective 1 April 2025). Attorney and bond registration fees depend on the price and the bond amount, so get a written quote. Bond initiation fees vary by bank. Deposit requirements vary by lender and your credit profile. I facilitate bond originator connections. I do not recommend or receive referral fees from any specific originator. Download the MM Connect app for an estimate, or book a free property consultation.

Bond pre-approval

Don’t start viewing without a pre-approval in hand. I can connect you with bond originators who can submit your application to multiple banks at the same time. Ask me about this at your consultation.

How I help buyers in this band

More than just opening doors

The consultation is free. What you get is someone in your corner from search to registration.

🔍

Asking-price check

Before you make an offer, I’ll tell you whether the asking price is fair for that property in that street. I use comparable registered sales — not portal estimates — so you’re not overpaying in a motivated moment.

📋

Offer & contract guidance

An Offer to Purchase is a binding contract. I walk you through every clause — suspensive conditions, fixtures and fittings, occupation dates — before you sign anything. No legal jargon, plain language only.

🏁

From offer to occupation

Between acceptance and the keys changing hands there are bond conditions, attorney timelines and municipality clearances. I track these on your behalf and flag delays before they become problems.

Want me formally in your corner? The Buyer Mandate (R520 incl. VAT, once-off) covers a market comparison before you offer, OTP review, negotiation and your estimated full acquisition cost.

The buying process, simplified

What to expect, step by step

Cape Town’s property buying process has some steps that catch first-time and second-time buyers off guard. Here’s the honest sequence.

1

Budget & pre-approval

Before viewing: confirm your full buying budget (purchase price + all acquisition costs) and get a bond pre-approval letter from your bank or originator.

2

Property search

We define your must-haves vs nice-to-haves, target suburbs and property type, then I match you with suitable listings — including off-market opportunities via the Trust Property network.

3

Offer & negotiation

When you find the right property, I help you structure a competitive offer with appropriate conditions, negotiate price and terms, and guide you through counter-offers.

4

Bond & registration

Once accepted: formal bond application, conveyancing attorney appointment, compliance certificates, rates clearance and final registration. Timing varies; your conveyancing attorney can give you an estimate.

Questions buyers ask

Straight answers to what
people actually want to know

Buying in the R1.21M–R2.5M range comes with specific questions. Here are the questions I hear most.

“Do I really need an agent? Can’t I just deal directly with sellers?”
You can — but the listing agent works for the seller, not you. In this price band, where the contract clauses and cost calculations matter most, having someone review the OTP on your behalf protects a major financial decision. The consultation is free; formal buyer representation is the Buyer Mandate (R520 incl. VAT, once-off). Meaningful protection for a major purchase.
“How much transfer duty will I actually pay?”
It’s a sliding scale set by SARS and applies above R1,210,000: 3% of the value above R1,210,000 up to R1,663,800, then higher rates in steps. Examples from the SARS table (effective 1 April 2025): R1,500,000 = R8,700; R1,800,000 = R21,786; R2,500,000 = R67,200. The MM Connect app gives an estimate, or I’ll run the numbers with you at your free property consultation. SARS table ↗
“What’s the difference between freehold and sectional title at this price?”
Freehold = you own the land. Sectional title = you own the unit, and a body corporate manages shared areas (for which you pay levies). Freehold gives more freedom; sectional title can offer lower maintenance responsibility and better security in estate complexes. At R1.21M–R2.5M in the Northern Suburbs, both options are available — the right choice depends on your lifestyle, not just the price.
“Should I use a bond originator or go direct to my bank?”
A bond originator submits your application to several banks at once. Going direct means one offer from one bank. An originator may get you a better rate, because the banks compete for your application. I can connect you.
