Property advice
without the
pressure.
I’m a practising estate agent in Cape Town’s Northern Suburbs. My first job is to tell you whether selling makes sense at all.
How a free property consultation works
Book a time
Pick a slot on Calendly or WhatsApp me. Tell me your suburb, roughly what you want to do, and whether you’d prefer a call or a visit.
We talk it through, your way
A video call, a phone call, or I come to the property. A call takes about 30 minutes. I walk you through what similar homes nearby have sold for (a comparative market analysis based on recent registered sales), what selling would cost you, and what your plans depend on.
You leave with a straight answer
You get the comparative market analysis, a very good idea of what you’d walk away with after costs, and my honest recommendation: sell now, wait, or don’t sell. There’s no obligation to list, and I won’t chase you.
Free. No obligation to list. No sales call afterwards unless you ask for one.
“I’m the agent who will tell you when not to sell your home.”
I’m a practising estate agent. I earn commission when a home sells, so telling you to wait costs me money. I tell you anyway.
Watch: She wanted to sell. I said no. →Everyone’s situation is different.
Where do you want to start?
I want to sell
See what similar homes nearby have sold for, a very good idea of what you’ll walk away with after all the costs, and whether now is the right time to sell.
I want to buy
Get a very good idea of what a home will cost — bond, transfer duty, conveyancing fees — before you fall in love with something you can’t afford.
I’m not sure yet
Not sure whether to sell, buy, stay or wait? Take the quiz. I’ll tell you what I’d do if I were in your position.
The questions homeowners

How to check if your estate agent is legally registered

Cape Town’s Property Decision Coach
I work in Cape Town’s Northern Suburbs. I’m registered with the PPRA and I operate through Trust Property.
I’m Andre van Niekerk, a full status, non-principal property practitioner at Trust Property, registered with the PPRA under FFC No. 1267613. I work with homeowners, sellers and buyers in Cape Town’s Northern Suburbs, where I grew up. Ask Andre is my personal brand. If you’ve come across another Andre van Niekerk in property, law, mining, medicine or surveying, that’s a different person. You can check my registration yourself: How to verify any estate agent.
I grew up in Kraaifontein, went to school there, and when I eventually left my family home, I chose to make my own home in Kraaifontein too. I later played hockey for Durbanville Hockey Club, which gave me an even deeper connection to the people and communities that make the Northern Suburbs what they are.
I’m part of the community, and the community is part of me.
That matters when you’re buying or selling property. I’m not just familiar with the streets, suburbs and property market — I understand the people, the lifestyle and what makes these areas feel like home.
I got into real estate because I believed buyers and sellers deserved straight answers, honest advice and someone who would put their interests ahead of the pressure to make a deal.
That hasn’t changed.
No pressure. No nonsense. Just straight answers.
